Our Services
Admiral Property Management includes an inventory of resource people for specific tasks. Individual owners and individual properties may require all or only some of the following list of activities. Our personnel would be happy to meet with you to discuss you specific needs, and design the right program for your property.
In keeping with generally accepted industry standards our basic property management fee is five percent of the scheduled income of the property. Our management contract allows us discretion for minor repairs or emergencies up to specific level set by the property owner. All our rent collections are deposited into a Real Estate Trust Account with monthly reconciliation. Withdrawals from the trust account can only be authorized by the property owner for specified categories of payables. The property owner then allows Admiral Commercial Property Management to withdraw these funds to be dispersed accordingly.
In the event that a property has substantial vacancies, the owner will be offered the opportunity to hire Admiral Commercial as a leasing agent (as separate from property management). A normal real estate commission payable on occupancy by a tenant would then apply. Each property is unique and considerations will be given to each circumstance regarding vacancy and fees, as individual buildings are addressed.

We are so confident that you will be satisfied with your decision to have Admiral manage your property that we will guarantee it in writing. If after three months, you're not completely satisfied with our service, we will cheerfully refund all management fees for that period.
